• What AI Should Never Do in a Loan FileAn AI agent in a loan file should draft, not decide. It should never sanction a loan, state a figure it cannot cite, hide a policy deviation, pull data beyond consent, or vary its method between files. Inside that boundary it can assemble the file, run consistent analysis and draft a cited memo for a credit officer.
• Credit Deviations Belong in the Draft, Not in CommitteePolicy deviations are normal; surprises in committee are not. When deviations are found in the meeting, files wait and members stop trusting memos. Flag every deviation in the draft with the policy reference, the cited figure and the analyst’s case, in a fixed section, so the committee decides rather than investigates.

• Credit Appraisal Memo (CAM): Format and SectionsA credit appraisal memo (CAM) lets a credit officer or committee decide on a loan. It covers the proposal, borrower profile, banking and income analysis, obligations, repayment capacity, field verification, policy band and deviations, risks and a recommendation. Consistency comes from one template, the same calculations and every figure cited to its source.
• Loan File Document Checklist for LendersA loan file usually holds KYC, bank statements for all operative accounts, GST returns, ITRs or financials, a bureau report, account-aggregator data where consented, security papers and a field verification report. Files stall on missing months, mismatched periods and documents scattered across email and phone; validate completeness on arrival.
• Bank Statement Analysis for Loan UnderwritingBank statement analysis turns a borrower’s transactions into cash-flow measures: monthly credits and debits, average balances, bounces, existing EMIs, concentration and inter-account transfers. Do it the same way every time: one structured extract, the same categorisation rules, turnover compared with GST and ITRs, and every figure cited.

• Free calculators

• FOIR Calculator with Proposed EMI for LendersFOIR = total monthly obligations ÷ net monthly income × 100. This free calculator works out the EMI of a proposed loan from amount, rate and tenure, then shows FOIR before and after the new EMI and the income left over. Acceptable FOIR and what counts as income are set by each lender’s credit policy.

• Playbooks

• Same-day Field Verification for Loan FilesField verification confirms the borrower lives and works where the application says. Make it same-day: schedule the visit at login, give agents a fixed checklist on their phone, capture photos and GPS at the address, submit from site, update the memo when the report lands and send doubtful reports to a credit officer.

• Comparisons

• Manual vs Automated Credit UnderwritingManual underwriting collects documents by email, rebuilds calculations in each analyst’s spreadsheet and writes memos from scratch. Automating the preparation assembles one file, applies the same calculations, places it in your policy bands, flags deviations and drafts a cited memo, while the credit decision stays with credit officers and the committee.
